Sillacore premium silicone roof coatings

A fluid-applied silicone restoration system for low-slope commercial roofs: metal, modified bitumen, BUR, single-ply, concrete and sprayed foam.

Why Silicone

The standard for flat-roof restoration

Silicone does not break down under standing water, holds up under UV for decades, and stays flexible through thermal movement.

It reflects heat, lowers cooling costs, and can be recoated at end of term without tearing anything off. Acrylics and asphalt cut-backs fail in exactly the places small commercial roofs are worst: ponding water and UV exposure. Silicone is specified precisely because it survives both.

Sillacore systems are applied by squeegee and roller. No spray rig, no overspray drifting onto cars in the parking lot, and an equipment kit that stays affordable for a new dealer.

Ponding-water resistant

Built for the standing water that kills acrylics and asphalt.

Squeegee applied

Roller and squeegee application. No spray equipment required.

5-gallon pails

Light enough for one person and a ladder hoist. No 650 lb drums.

Reflective white

Reduces roof temperature and cooling load on the building.

The System

A complete system, not just a topcoat

  • Silicone topcoat in reflective white, 5-gallon pails
  • Flashing-grade sealant for seams, penetrations, curbs and drains
  • Primer for asphalt and modified bitumen substrates
  • Reinforcing fabric for seams, transitions and repairs
  • Roof cleaner concentrate for the prep wash
Where It Works

Made for the roofs small businesses actually have

Fluid-applied restoration works across the common low-slope substrates: metal, modified bitumen, built-up roofing, single-ply membranes, concrete and sprayed foam.

Every job starts with a proper inspection, cleaning and repair of the existing roof. The coating goes on as a seamless, fully-adhered membrane over the sound substrate, sealing seams and penetrations that are the usual sources of leaks.
