Sillacore is not a silicone-infused acrylic or a blend. It is a 100% silicone elastomer in a single component: open the pail, mix, and roll it on.
It is a high-solids, high-build formula. At 94% solids by volume, almost everything that goes on the roof stays on the roof: a 16 mil wet coat dries to 15.5 mils. Low-solids coatings lose a third or more of their thickness as they dry, which means more coats and more labour to reach the same protection.
It cures into a monolithic, seamless, rubber-like sheet of silicone that is fully adhered to the roof below. No seams, no laps, no fasteners, nothing for water to find its way under.
Silicone does not re-emulsify or soften under standing water the way acrylics do. Low spots and ponding areas are exactly where it is specified.
Silicone has outstanding resistance to ultraviolet breakdown, so it does not chalk and erode away in the sun the way many coatings do.
It stays rubber-like and flexible. It expands and contracts through hot days and cold nights, resists thermal shock, and keeps its flexibility at low temperatures.
The bright white gloss finish reflects the sun's rays instead of absorbing them, lowering roof surface temperature and the cooling load on the building below.
The cured film resists mildew growth, keeping the roof white and reflective for longer.
It goes over the existing sound roof, so there is no tear-off, no landfill and no shutdown. At end of term the roof can be cleaned and recoated.
Two coats of silicone, no primer needed, earns a 10-year warranty. Add an optional primer coat underneath and it extends to 12 years.

Typical values at 77°F and 50% relative humidity. Drying and cure times vary with temperature, humidity and location.
Two coats at 100 sq ft per gallon each is 2 gallons per 100 sq ft. A 5,000 sq ft roof takes about 100 gallons of silicone, or 20 pails. Rough, granulated and irregular surfaces take more.
Roll-on, by roller. No spray rig and no overspray drifting across the parking lot.
The roof must be sound and dry. Leaks are fixed and any wet insulation is cut out and replaced before coating starts.
The roof is pressure washed with a water and chlorine mix to clear dirt, grease, loose old coating, mold, mildew and algae, then left to dry fully.
Holes, cracks, flashings, valleys and vents are patched with sealant. Every seam is taped and sealed with polyester reinforcing fabric.
Not needed for the coating to work. A primer coat can be added to extend the warranty to 12 years. The one exception is metal: rusted or bare, uncoated metal must be primed with a rust-inhibiting metal primer first.
The roof is gridded into sections and each coat rolled at 1 gallon per 100 sq ft, 16 mils wet, checked with a wet film gauge. The second coat goes on 12 to 48 hours after the first.
Contractor and building owner sign the warranty registration, submitted within 90 days of completion.
Galvanized and factory-coated metal is degreased and adhesion-tested on a small patch for 48 hours before the full roof is coated.

No. It is a restoration: a seamless silicone membrane applied over your existing roof once it has been repaired and cleaned. You keep the roof you have and add a new waterproof, reflective surface on top.
Yes. Resistance to ponding water is the main reason silicone is chosen for flat roofs. It does not soften or break down under standing water the way acrylic coatings do.
Usually a few days on the roof: prep and repairs, then two coats at least 12 hours apart. The building stays open the whole time. Each coat is dry to the touch in 2 to 4 hours and fully cured in 5 to 7 days.
It is roller-applied, not sprayed, so there is no overspray. Clean-up is with mineral spirits and the VOC content is low, under 50 grams per litre.
The roof can be cleaned and recoated with silicone, starting a new term, rather than torn off.
